Third-party housing inspections to begin on JBER

Third-party inspections of all privatized housing on Joint Base Elmendorf-Richardson will begin April 10 as part of the Department of the Air Force's effort to provide an unbiased assessment of current housing unit conditions. 

The inspections, which kicked off in June 2022, are part of a part of a series of requirements Congress included in the National Defense Authorization Act (NDAA) for fiscal year 2020. Per the congressional requirement, DAF must facilitate an inspection of all privatized homes through a third party.

“These inspections will help us gage the condition of our homes and better inform future service decisions," said U.S. Air Force Col. Dave Wilson, 673d Air Base Wing and JBER commander. “We are committed to providing all JBER residents with safe and affordable housing.”

Tenants can expect the inspections to occur during regular business hours – Monday through Friday between 8 a.m. and 5 p.m. – with options to reschedule after-hours and on weekends. Each home inspection should take approximately 80 minutes.

Inspections at JBER will conclude by May 19. Certified home inspectors from Jones Lang LaSalle and Bureau Veritas will visit every home in the housing areas.

Housing residents will receive notifications from the JBER Military Housing Office prior to inspections.

Inspections will include unit interiors, building systems, common areas, building exteriors, equipment drainage, and landscaping. Inspections will consist only of the property, components, systems, and elements that are readily accessible. After completion, the inspection reports will provide an unbiased assessment of current unit conditions and will assist the DAF in moving forward with making improvements where they are needed most.
